1. Who we are

Investor Intel is a free tool that helps real estate investors find and research properties in Davidson, Williamson, Rutherford, Sumner and Wilson counties, Tennessee. It is provided by Grant Beauchamp, an Affiliate Broker licensed in Tennessee with The Wilson Group Real Estate, (615) 385-1414. In this policy, "we," "us" and "our" mean Grant Beauchamp and Investor Intel.

This policy explains what personal information we collect through the app and the weekly alert emails, how we use it, and the choices you have.

2. Information we collect

Information you give us

• Account details: your name and email address.
• Phone number: only if you choose to provide it.
• Contact consent: whether you agreed to calls and texts, the exact wording you agreed to, and the date and time you agreed.
• Your activity in the app: properties you add to your watchlist, areas you follow, zip codes you choose for alerts, and properties you ask about with "Ask Grant."
• Messages: anything you send us by email, text or phone.

Information collected automatically

• Technical data: IP address, browser and device type, and pages visited, collected by our hosting provider for security and to keep the app running.
• Email activity: whether alert emails were delivered, opened or clicked, used to keep our sending reputation healthy.

We do not collect payment information. The app has no paid features.

3. How we use your information

4. Emails, calls and texts

Email. By creating an account, you agree that Grant Beauchamp may email you about properties and investment opportunities, in addition to the alerts you choose. Every marketing email includes an unsubscribe link. Unsubscribing from marketing emails does not delete your account, and we may still send messages about your account.

Calls and texts. We call or text you only if you check the box giving permission. Agreeing is never required to use the app. If you agree:

• Calls and texts may be about properties, investment opportunities and your questions.
• Message frequency varies. Message and data rates may apply.
• Reply STOP to any text to stop receiving texts. Reply HELP for help, or call (615) 385-1414.
• You can also withdraw permission by emailing us at the address in section 13.

We will not share your mobile phone number or text messaging consent with any third party or affiliate for their marketing or promotional purposes.

5. Who we share your information with

We do not sell or rent your personal information. We share it only in these cases:

• The Wilson Group Real Estate. Grant's principal broker supervises his real estate activity, and records of client contacts may be kept as Tennessee licensing rules require.
• Service providers that run the app for us, only to the extent needed to provide their service:
  • Cloudflare, for hosting, the database and security
  • Resend, for sending email
  • OpenFreeMap, unpkg and Google Fonts, which deliver map images, map software and fonts when a page loads and receive standard request data such as your IP address
  • Rechat, the customer relationship management system Grant uses to manage client contacts
• Your transactions. If you choose to work with Grant on a real estate transaction, information needed for that transaction is shared with the parties involved, such as lenders, title companies and other agents, at your direction.
• Legal reasons. When required by law, subpoena or court order, or to protect the rights and safety of users or others.

6. Public records data

Property information in the app, including code violations, building permits, short-term rental permits, zoning and tax status, comes from public records published by local governments. Distress scores and eligibility results are estimates calculated from those records. They are not legal advice or a guarantee of a property's condition, and they may be incomplete or out of date. Always verify with the issuing government office before relying on them.

The app shows property addresses and record details. It does not display property owners' names or contact information. If you believe a record shown in the app is inaccurate, contact us and we will review it against the public source.

Properties shown in the app are not listings of The Wilson Group Real Estate unless clearly stated.

7. Cookies and analytics

We use only the cookies needed to keep you signed in and to protect the app from abuse. We do not use advertising cookies or sell browsing data, and we do not allow third parties to track you across other websites through our app. Any traffic measurement we use is aggregate and does not identify you personally.

8. How long we keep it

• Account information is kept while your account is open. If you ask us to delete your account, we delete it within 30 days.
• Contact consent and opt-out records may be kept for up to 5 years after your last interaction so we can show we honored your choices.
• Records of real estate transactions are kept as long as Tennessee licensing rules and other laws require.
• Technical logs are kept for a limited time by our hosting provider.

9. Your choices and rights

You can, at any time:

• Change your alert zip codes, watchlist and followed areas in the app.
• Unsubscribe from marketing emails with the link in any email.
• Stop texts by replying STOP.
• Ask for a copy of the personal information we hold about you.
• Ask us to correct your information.
• Ask us to delete your account and personal information, except records we must keep by law, as described in section 8.

To make a request, contact us using the details in section 13. We will respond within 45 days and may need to confirm your identity first. We will not treat you differently for using these rights.

10. Security

We use reasonable safeguards to protect your information, including encrypted connections (HTTPS), access limited to people who need it, and service providers with their own security programs. No system is perfectly secure, so we cannot guarantee absolute security. If a breach affects your personal information, we will notify you as required by Tennessee law.

11. Children

Investor Intel is meant for adults. We do not knowingly collect personal information from anyone under 18. If you believe a minor has created an account, contact us and we will delete it.

12. Changes to this policy

We may update this policy as the app changes. We will update the date at the top of this page, and if a change materially affects how we use your personal information, we will email account holders before it takes effect.
